‘High-end’ gun range with smoking lounge proposed in Tysons

A commercial warehouse space in Tysons that currently houses a fitness studio and gold dealer is being targeted for a different kind of recreational use.

A new business called Smok’d has proposed turning three suites at 8453 Tyco Road into a “high-end” indoor firing range with a smoking lounge, according to a special permit application submitted to Fairfax County last Thursday (June 27).

The range will serve members who pay an initial or monthly fee, not the general public. There won’t be any drop-in option, classes or gun sales, though ammunition will be available for members to purchase, a statement of justification for the application says.

“The range will offer a new indoor recreation and entertainment option in a convenient location that will provide recreational diversity in this part of Fairfax County,” Odin, Feldman & Pittleman land use attorney Sara Mariska, the applicant’s representative, wrote in the statement.

Smok’d was developed by Kyle Ray and Aaron Waldrop, two friends who both have backgrounds in the military, according to the Washington Business Journal, which first reported the application.

Per the WBJ, the firing range at Smok’d is being designed by Action Target, a Utah-based company that manufactures custom shooting ranges. It “will be fully enclosed with steel plate and acoustical tiles,” the application says.

A preliminary floor plan shows seven 15-yard-long shooting bays, a viewing area, a lobby, a lounge, storage space and a vault, a kitchen and humidors.

The smoking lounge will have cigars and “cigar-related” products for sale, but like the range, it’ll only be open to members, according to the application.

The business will accommodate an estimated 100 people on site at a time, including up to five employees. It’s expected to be open seven days a week from noon to 11 p.m.

“The primary traffic will be generated between the hours of 6:00 p.m.- 9:00 p.m. on weekdays and 12:00 p.m. to 9:00 p.m. on weekends,” the application says. “Traffic will average 15-18 vehicles per hour during peak times.”

Located near the Spring Hill Metro station, the property at 8453 Tyco Road consists of a one-story, industrially zoned condominium building whose tenants include Hunan Cafe Tysons and Shamshiry Express Kabob.

According to the application, Smok’d would take up approximately 5,500 square feet of gross floor area across units C, J and K, which are currently occupied by CrossFit Tysons and Cash for Gold. FFXnow has reached out to both businesses but didn’t get comments by press time.
