A national apparel and textile distributor has leased approximately 95,600 square feet of warehouse space at the historic Robinson Terminal property in Springfield.
The transaction “stands as one of Northern Virginia’s largest industrial lease commitments this past year,” according to George Boosalis, principal broker of Boosalis Properties, which represented the tenant for the lease at 7201 Wimsatt Road.
The initial lease term is for six years.
At present, the lessee does not wish to be identified. But Maria Boosalis, communications director for Boosalis Properties, described the tenant as “a national B2B [business-to-business] distributor in the apparel and promotional textile space” that operates multiple facilities in the U.S. and Mexico.
The Springfield warehouse will be the company’s first distribution site on the East Coast “and was driven primarily by the need to shorten delivery times to Mid-Atlantic and Northeast customers,” she said.
“From a market perspective, industrial transactions of this size inside the Beltway have become increasingly scarce due to limited supply and continued conversion of older facilities to other uses,” Boosalis told FFXnow. “The building itself is notable for offering large-bay warehouse space and infrastructure that’s increasingly uncommon in the D.C. industrial market.”
According to Boosalis Properties, the site’s attributes include:
- Last-mile proximity: Situated mere minutes from primary transportation arteries, enabling rapid distribution
- Active rail-spur access: A rare infrastructure component that provides an alternative and efficient mode of transport
- Functional large-bay warehouse space: Accommodates extensive storage and operational requirements
“This move is a testament to the strategic advantage of this location within the Capital Beltway and marks a crucial East Coast expansion for a major national B2B distributor, highlighting the strong demand for prime industrial assets,” George Boosalis said.
For generations, the Robinson Terminal space was used by the Washington Post Co. In 2013, the property was split in two and sold off.
A 3.2-acre portion of the overall terminal property, located in the city of Alexandria along the Potomac River shoreline, is being redeveloped by Rooney Properties into housing, restaurants and retail space.
The Springfield portion remains in use as a warehouse facility.
