An office building adjacent to Freedom Hill Elementary School is the latest commercial property in Tysons to be considered for housing instead.

The owner of 8221 Old Courthouse Road has submitted a proposal to Fairfax County that would convert the existing three-story office building into 55 one and two-bedroom apartment units, including six designated as workforce housing.

(Updated at 4:15 p.m.) Developer Foulger-Pratt‘s unsolicited proposal to redevelop Bowman Towne Court in Reston has been scrapped, Fairfax County announced today.

In a termination letter, the developer cited “significantly higher construction costs and recent interest rate hikes” as the primary reason for ending the agreement. The team also stated that a 24% increase in the project’s overall costs would have delayed the completion of the site.

Fairfax County has made some progress over the past decade in introducing public amenities to support its growing community in Tysons.

Since adopting its Tysons Comprehensive Plan in 2010, the county has secured sites for 14 new, major public facilities, including the completed Scotts Run Fire Station and Capital One Hall, which is privately owned but guarantees space for community groups under an agreement with ArtsFairfax.

The nearly 24-acre, mixed-use development planned for the West Falls Church Metro station will come with at least a few upgrades to the surrounding transportation network in Idylwood, if it’s approved.

Developers EYA, Rushmark Properties, and Hoffman & Associates — known collectively as FGCP-Metro LLC — have agreed to construct a shared-use trail along the north side of Haycock Road over I-66, according to a draft proffer agreement in Fairfax County’s Jan. 24 staff report on the development plans.

The Fairfax County Board of Supervisors has given the green light to new affordable housing for seniors along Richmond Highway.

At last week’s meeting, the board unanimously approved the plan amendment for the affordable senior housing next to the Beacon of Groveton apartment building. The project calls for a six-story, 70,000-square-foot affordable, independent senior living facility with a “community-serving” ground floor at 6858 Richmond Highway.

A task force will discuss the redevelopment of Reston Town Center North (RTC North) beginning today (Monday).

The meeting will set into motion a master plan focused on community facilities in the area, which is roughly bounded by Baron Cameron Avenue, Town Center Parkway, Bowman Towne Drive and Fountain Drive.

Comstock is seeking to tweak a critical piece of the Reston Station neighborhood.

The condominium building is part of Boulevard VI, a mixed-use community by developer IDI on the former site of Paul VI High School in Fairfax.

The groundwork has been laid for a new townhouse development on Leesburg Pike in Pimmit Hills.

Vertical construction is expected to start late this spring on Tysons Ridge, a 104-unit complex replacing the circular office building at 7700 Leesburg Pike, according to developer EYA.
