New homes under construction near Lake Fairfax Park in Reston

A new housing subdivision is going up just outside Lake Fairfax Park in Reston.

The land outside the former Fairfax Hunt Club at 1321 Lake Fairfax Drive has been cleared, and fencing erected, to prepare for construction on the Fairfax Hunt Estates, which will ultimately consist of eight single-family homes.

Vertical construction on the houses hadn’t started yet when FFXnow passed by in mid-May, but five of the eight lots have already been sold, according to developer Kingston Royce Homes.

On its webpage for the project, the builder describes Fairfax Hunt Estates as “a market rarity in the heart of Fairfax County” and emphasizes its proximity to 476 acres of natural and recreational resources at Lake Fairfax Park.

“The park offers a wide range of activities such as a water park, campgrounds, skate park, hiking & biking trails, pedal boats, kayaks, fishing, and athletic fields,” the webpage says. “Fairfax Hunt Estates offers the convenience of shopping, dining, and entertainment with easy access to Routes 7, the Dulles Toll Road, the Fairfax County Parkway, Reston Town Center & Great Falls Park.”

The builder didn’t return a request for comment by press time, so it’s unclear when the homes are expected to be finished and ready for residents to move in.

The Fairfax County Board of Supervisors approved a plan for redeveloping the 9-acre property with single-family homes in October 2023.

After some area residents raised concerns about the project potentially encroaching on a nearby, unmarked cemetery that might contain the remains of enslaved people, applicant SEM Fairfax Land Associates agreed to relocate one of the proposed lots and ensure the cemetery site is well-maintained. It also increased the number of trees to be planted along Lake Fairfax Drive.

A historic log cabin that was built on the property in the 1790s will also be preserved. The cabin was incorporated into the Fairfax Hunt Club, a private events venue run by JR Custom Catering that could accommodate up to 300 guests.

According to a site plan on Kingston Royce’s website, a path near the log cabin will lead to a wooded area named Memorial Park where the cemetery is located. The development will also have a stormwater pond and rain garden, and a new cul-de-sac road called Mason Hunt Court will provide access to the houses from Lake Fairfax Drive.
