
The Boro residents resolving to prioritize fitness in the new year will need to look farther away for workout options.
F45 Training, the only gym in the Tysons neighborhood, permanently shut down the franchise on Dec. 13 after six years in business.
A spokesperson for Functional Inspired Training, F45’s parent company, didn’t directly confirm the closure but said all open studios are listed on the brand’s website. The Tysons location at 1640 Boro Place, Suite 206, no longer appears.
“Unfortunately we are not able to share why studios have closed for confidentiality purposes,” the spokesperson told FFXnow.
The Meridian Group, the property owner and developer behind The Boro, declined to comment.
Opened in December 2019, F45 was among the inaugural retail tenants at The Boro, whose 2.4-million-square-foot first phase rolled out starting that January. In addition to an assortment of retail, anchored by Whole Foods and a movie theater, the development features Boro Tower — a 20-story office building — as well as the Verse condominiums and Rise and Bolden apartments.
F45 also closed a studio at Reston Station earlier this year, consolidating its operations in that area at Reston Town Center after determining that the two franchises were too close together.
Though it no longer has a presence in Tysons, the fitness company can still be found nearby in Vienna (322 Maple Avenue West), the Mosaic District in Merrifield (2980 District Avenue) and at Fairfax Circle (9424 Fairfax Blvd).
The Tysons location doesn’t appear to have merged with any of the others, as an employee at the Vienna studio said the trainers and employees weren’t transferred elsewhere “as far as I know.”
Though F45’s approximately 2,200-square-foot, second-floor space is now vacant, The Boro anticipates welcoming several retailers in the coming year.
According to a site plan, NOVA Plastic Surgery and Dermatology and Game Show Battle Rooms are both coming to the second floor of 1640 Boro Place, though they didn’t open in the final quarter of 2025 as previously projected. The interactive game show venue is now slated for an April 2026 launch, per its website.
Early 2026 will also bring two home decor businesses: TileBar, whose two-story showroom will include space next door to the former F45 suite, and California Closets, which will open on the ground level of the Verse condos between Whole Foods and Paper Source.
The Egyptian restaurant Fava Pot had hoped to open in the former Tasty Kabob storefront before Thanksgiving, but owner Dina Daniel says the business is now waiting for plumbing and electrical permit approvals from Fairfax County.
“I’m happy to share that all of our shipped furniture has arrived from Egypt, and we have completed all work that could be done without permits,” she told FFXnow. “… Once those permits are received and the work is completed, we anticipate opening within approximately three to four weeks.”
Fava Pot is now eyeing the first week of February 2026 for a projected opening.
