A new seven-story apartment building is on track to meet its anticipated completion date in the third quarter of 2027, bringing hundreds of new apartments to the Northfax area of Fairfax City when it opens, its developers said this week.
The structural frame for The Botanist, a 260-unit building on 2.97 acres at 10350 Eaton Place, is now complete, according to the Vienna-based company Middleburg and Capital City Real Estate (CCRE), which has a D.C. office.
“We made a promise to our partners and to the City of Fairfax that we’d top out The Botanist on time, and we kept it,” Ross Macdonald, head of strategic investments at Middleburg, said in a press release. “Now our team turns to the inside of the building, and we expect to welcome our first residents next year.”
Located on the former site of a parking lot for the WillowWood Office Plaza, the building will offer apartments ranging from one to three bedrooms, with amenities such as a resort-style pool, fitness center, and co-working spaces. Sixteen one-and-two bedroom apartments are reserved for affordable housing.
Another 5,000 square feet is reserved for retail space.
When it opens, The Botanist will join another recent development in Northfax: Brightview Northfax, a senior living community that opened over the summer.
“Fairfax sits at the center of one of Northern Virginia’s strongest employment and retail corridors, yet relatively little new housing has been delivered there over the past decade,” said Chris Love, managing partner at Capital City Real Estate. “Botanist helps close that gap by adding 260 new homes close to jobs, transit and retail.”
Looking ahead, future additions to the area may include a fourth phase of the Northfax West development at 3570 Chain Bridge Road. Developer Mill Creek Residential is currently proposing 350 multifamily units and up to 7,000 square feet dedicated to ground-floor commercial space. The plan has not yet been approved by the city council.
A linear park with green spaces, stormwater management systems, and a trail is also expected to emerge over the next decade as new buildings are constructed.
The Northfax Small Area Plan, approved by the city council in 2020, calls for an environmentally-focused area, a mixed-use activity center, and strong connections to the area, including through the linear park.
