RealtyPeople promises full-service representation while only charging $500 plus 1%.

Over the past year, the residential real estate industry has undergone major changes.

In late 2023, the National Association of Realtors and major brokerages were subject to legal action, resulting in implementation of new rules requiring more transparency in commissions.

According to Michael Gorman, the founder of RealtyPeople, this has created a desire among consumers for a more value-oriented service offering in residential real estate brokerage.

Mr. Gorman is a former senior executive at Long & Foster and has also conducted more than $2 billion in real estate transactions as one of the top agents in Northern Virginia. His new company, RealtyPeople, provides full-service representation for buyers and sellers at a cost of $500 plus 1% of the home’s sales price. According to Mr. Gorman, this puts more money into clients’ pockets, given that prevailing commission rates are closer to 3%.

Mr. Gorman is often asked how the company can make money when charging such low fees. He asserts that the key driver is volume. Most conventional real estate agents only complete a few real estate transactions per year, and that necessitates that they earn substantial commissions on each transaction. Mr. Gorman’s model is based on agents completing multiple transactions each month. Even when charging low commissions, he and his agents earn more than most agents at other brokerages.

Mr. Gorman doesn’t see RealtyPeople as a competitor to the area’s larger brokerages. In his view, conventional agents will attract clients based on strong personal relationships and specific neighborhood expertise. On those transactions, many clients will see value in paying 3% for representation.

But for those buyers and sellers who may consider transacting without representation, who are looking for a lower fee alternative to other brokerages, or simply wish to maximize their proceeds, RealtyPeople could be a compelling choice.

A few weeks ago, we were there with friends and the 5- and 6-year-olds were rocking out, dancing, cartwheeling, and even getting shoutouts from the band.

Ever notice how some kid-friendly spots don’t open until 10 a.m.? I don’t know about you, but my kiddo is up and ready for Saturday morning activities well ahead of this time frame!

If you are Saturday morning early birds, put Katie’s Cars and Coffee on your calendar! It is a great place to walk around with the kids, grab a cup of coffee, and see some amazing vehicles. Plus, it goes on all year round (weather permitting) every Saturday from 6 a.m. to 9 a.m.

No matter the time of year, there is something fun to do together as a family. From the 4th of July Fireworks at Turner Farm to the Celebration of Lights in December. Keep an eye out for the Colvin Run Mill who also hosts Santa in the Mill every year!

Some of our family’s favorite places to go with kids include Wolf Trap Performing Arts with their robust kid-friendly offerings, NOVA Wild with its drive-through safari and petting zoo, Reston Farm Garden Market which my daughter likes to call the ‘Piggy Farm’ because she loves going to see the pigs, goats and chickens that are free to visit any day of the week. There are so many amazing options to choose from!

Our client — local business owners in Reston who frequently entertain guests — sought to give their home a makeover to better suit their lifestyle. The major undertaking involved relocating the kitchen to create a more functional space that seamlessly flows into the family room with stunning golf course views as the backdrop.

Every aspect of the main level was overhauled to create an open, modern, and welcoming environment. The revamped entrance exudes a brighter and more inviting atmosphere, while the newly configured space now offers an unobstructed view between the kitchen and family room, making it the perfect spot for gatherings with loved ones.

Home #2: Putter Lane

This charming 1968 single-family home has been given a fabulous makeover that seamlessly blends modern design with nature’s elegance! The original bathrooms were calling out for a refresh to match the home’s chic new vibe.

We expanded the primary suite into a personal oasis, relocating the bathroom and turning it into a stylish haven. The old bathroom transformed into a dream closet, while the hallway and guest bathroom received a functional facelift as well.
