The developer behind The Boro in Tysons is rethinking its plans to build a residential high-rise on what’s currently a parking lot in front of the mixed-use neighborhood.

In an Oct. 17 proposal to Fairfax County, The Meridian Group seeks to turn an approved 310-foot-tall residential tower into a 304-foot-tall office building — an unexpected shift when high office vacancies and demand for more housing has most developers moving in the opposite direction, as the Washington Business Journal noted.

At Wednesday’s Planning Commission meeting, commissioners voted to approve a significant refresh of the McDonald’s at 6729 Arlington Blvd in West Falls Church.

Developer Foulger-Pratt‘s unsolicited proposal to redevelop Bowman Towne Court in Reston is moving forward to the next phase of planning.

The Fairfax County Redevelopment and Housing Authority’s commissioners voted yesterday (Oct. 20) to approve an interim agreement with the developer for up to 350 affordable apartments and a 40,000-square-foot Reston Regional Library on the 2.9-acre property owned by FCRHA at the intersection of Bowman Towne Drive and Town Center Parkway.

After a noisy couple of years, construction is wrapping up on the Vienna Market development that now looms over Maple Avenue.

Replacing the former Marco Polo restaurant at 245 Maple Avenue West, the complex consists of 44 condominium townhomes and 8,200 square feet of ground-floor retail space. It broke ground in mid-2019 after a lengthy planning and design process.

Fairfax County is considering updating its comprehensive plan to incorporate new housing and other public facilities in the Judicial Complex, a nearly 48-acre portion land surrounded by the City of Fairfax that is slated for redevelopment.

Home to the county’s circuit, general district and juvenile courts as well as the Historic Fairfax County Courthouse, the county jail, and volunteer organizations, the complex underwent a master planning process that concluded in January 2021, kicking off implementation of a 20-year plan.

A vacant 3.8-acre portion of land in Chantilly could soon be the home for a new affordable housing development for seniors.

Agape Property Management is seeking Fairfax County’s permission to build Agape House Chantilly, a 232-unit development with an adult day care facility, on the southeast side of Thunderbolt Place and west of Centerview Drive.

A developer is considering the addition of 24 age-restricted cottages to an existing continuing care facility in Mantua.

The Virginian (9229 Arlington Blvd), a building built in 1980 that includes independent living units and assisted living, could see an addition of duplex units for people 55 and older, if Fairfax County approves the application submitted on Oct. 14.

Market conditions remain unfavorable for the redevelopment of Downtown Herndon, a public-private partnership that is led by developer Comstock and the town.

At a Herndon Town Council meeting earlier this month, Town Manager Bill Ashton II said Comstock remains committed to pausing the development for up to two years. Currently, Comstock is unable to approve financing for the project and conditions remain economically unfavorable for the project to proceed.

A development expected to significantly increase the availability of workforce housing in Tysons East won the Fairfax County Board of Supervisors’ approval on Tuesday (Oct. 11).

The board voted unanimously in support of SCG Development’s proposal to replace a six-story office building at 1750 Old Meadow Road with two connected, 8-story residential buildings with 453 workforce housing units.

Fairfax County planners want to cultivate more tree-lined streets, but to make that a reality, some more leeway for developers may be needed.

With a proposed pilot program, the county’s Department of Planning and Development (DPD) will let developers in more urbanized areas count street trees as part of their 10-year tree canopy requirements — an option already offered in Tysons.
