A developer has officially filed plans with Fairfax County to bring housing, retail, and new office and academic facilities to Virginia Tech’s campus in Idylwood.

As a joint entity named Converge West Falls LLC, real estate investment firm Rushmark Properties and the construction company HITT Contracting have proposed replacing the existing Northern Virginia Center at 7054 Haycock Road with a 283,000-square-foot office building, up to 440 residential units, and a 2,000-square-foot retail pavilion.

A developer that filed a competing proposal for a new Reston library and affordable housing is calling into question Fairfax County’s handling of an unsolicited proposal it received for a new library near the same site.

Developer Norton Scott says the county mishandled the solicitation process after developer Foulger-Pratt filed a proposal to redevelop 4.5 acres of land at the intersection Bowman Towne Court and Town Center Parkway in October 2021.

Metro anticipates reducing the parking capacity at its West Falls Church station by over 700 spaces in order to accommodate a planned redevelopment of the property between I-66 and Haycock Road.

Under review by Fairfax County, the project would replace the Metro station’s surface parking lots with 24 acres of mixed-use development, including up to 900 residential units, 110,000 square feet of office, and 10,000 square feet of ground-floor retail.

The redevelopment of Reston’s Vantage Hill condominiums (11619 Vantage Hill Road) is barreling towards approval.

At a meeting on Monday (Sept. 19), the Reston Planning and Zoning Committee unanimously approved the project, which will include 28 townhouses on 2.5 acres of land currently taken up by an abandoned swimming pool.

A developer that turns aging, underused office buildings into apartments designed for residential and work use has set its sights on a property in Tysons just east of the Capital Beltway.

Madison Highland hopes to repurpose the offices at 2000 Corporate Ridge into about 236 live/work units that would range in size from 500 to 2,000 square feet, according to a rezoning application recently submitted to Fairfax County.

The idea behind the McLean Community Business Center (CBC) was to create an active and thriving downtown for the community. So far, a planning memo says those plans are moving along slowly.

The CBC segments downtown McLean into zones: a center zone — a sort of Times Square for McLean — with development scaling down to a general zone and an edge zone beyond that, where development will remain residential and low-intensity uses.

With the region’s office market still in flux, the developer behind Arbor Row in central Tysons will bet on housing instead.

Cityline Partners recently submitted a proposal to Fairfax County asking to swap an office building that had previously been approved for the neighborhood’s Block C2 for a residential high-rise with ground-floor retail.

After more than 50 meetings, Fairfax County will present draft amendments to Reston’s comprehensive plan at public meetings this fall, advancing the first major update to the planning document since 2015.

The process kicked off in 2020 to determine how new development will impact the community, public infrastructure and growth-related issues. Reston has seen more than 50 rezoning applications since the last update in 2015, prompting concerns about growth management.

Fairfax County is positioning itself to move forward with a proposal by developer Foulger-Pratt to build a new library and affordable units in Reston.

The Fairfax County Redevelopment and Housing Authority will hold a public hearing next week to get input on a potential agreement with Foulger-Pratt for a redevelopment project called Bowman Towne Court, an area located at the intersection of Bowman Towne Drive and Town Center Parkway.

Reston Station is expanding near the Wiehle-Reston East Metro Station.

Comstock Holding Co., the Reston-based developer behind the project, acquired roughly eight acres — the largest swath of undeveloped land — in the Midline development, according to a company release.
