Marriott hotel now set to open at Reston Town Center in 2025

Reston Town Center will have to wait a little longer than anticipated for a hotel closer to its Metro station.

The dual-branded Marriott hotel under construction in RTC Next — developer BXP’s expansion of the town center — is now expected to open its doors in January 2025, slightly later than the late 2024 completion previously projected.

Located at 1975 Opportunity Way, AC Hotel and Residence Inn by Marriott Reston will deliver 267 guest rooms across 16 floors, all managed by Donohoe Hospitality Services.

A “European-inspired” concept from Marriott, AC Hotel’s 147 rooms include one and two-bed rooms as well as suites designed for business travelers and other short-term visitors. Guests will have access to a lounge where they can meet local residents and complimentary morning tea or coffee, though breakfast is served a la carte.

Residence Inn is geared more toward extended-stay guests and families, with fully equipped kitchens in all 120 of its guest rooms, which come in the form of 650-square-foot studios and one-bedroom suites. Guests get complimentary hot and cold breakfast in a private lounge, free coffee and tea and laundry services, according to the website.

Amenities available to both hotels will include 11,300 square feet of meeting event space, a spa-style indoor swimming pool and a fitness center. In addition, a full-service restaurant and a rooftop bar will be open to both guests and the general public, the press release says.

SEVEN Restaurant & Bar is a full-service, all-day dining outlet that will offer European sensibility and authenticity at every turn. Under the direction of award-winning Executive Chef Alexis Hernandez, SEVEN will take diners on a journey of worldly twists, created to challenge your way of thinking about food and new cuisines. The restaurant’s name itself is an homage to the seven principles of Reston founder Robert E. Simon, who created a blueprint for a community where residents could live, work, and play in harmony.

Atop the property is SYN Rooftop Bar & Lounge, a stunning, modern rooftop bar and lounge. Located on the 16th floor, guests and local tastemakers alike can toast to unparalleled panoramic views of Northern Virginia. SYN will offer an innovative approach to dining and cocktails — pairing craft, artfully-designed libations with small, shareable plates.

A public relations representative says more information on the dining establishments will be shared “in the coming weeks.”

As part of the hotel project, Donohue is constructing 34,000 square feet of street-level restaurant and retail space that will be leased to BXP for individual tenants who won’t be connected to the hotel itself, the spokesperson says.

Under construction since January 2023, the Marriott hotel will join two office buildings in RTC Next that have Fannie Mae and Volkswagen Group of America as their primary tenants. A 464-unit apartment tower called Skymark that will supposedly be the tallest residential building in the D.C. area is slated to finish construction next year.

BXP is already starting to look toward the next phase of development at Reston Town Center, submitting plans to Fairfax County this summer that call for more office space while reducing residential and other commercial construction, including the elimination of another previously approved hotel.

Marriott has a second Reston hotel in the works further east near the Wiehle Metro station. Topping out this past spring, the JW Marriott Hotel and Residences is expected to open in spring 2025 with 243 hotel rooms and 94 condominiums.
