
Reston Town Center’s newest office towers are now fully booked up, a notable feat as the office market elsewhere in Northern Virginia is still seeking to stabilize post-pandemic.
Developer BXP announced yesterday (Monday) that it has fully leased all 1.1 million square feet of new office space in the first phase of its town center expansion, known informally as RTC Next.
Located between the original town center and Sunset Hills Road, just east of Town Center Parkway, the development includes two 28-story office buildings (2000 and 1950 Opportunity Way) connected at the seventh and eighth levels, along with a “boutique premier workplace building,” according to a press release.
Notable tenants include anchors Fannie Mae and Volkswagen Group of America as well as Noblis, Palo Alto Networks and Ofinno, BXP says. The deal that brought the offices up to 100% leasing was a signing for a 3,900-square-foot spec suite, though the property owner didn’t identify the tenant.
“Achieving full lease-up at RTC Next underscores the continued flight-to-quality we are seeing throughout the greater DMV region,” BXP Vice President of Leasing for the D.C. region Erin Cotter said. “Our clients are prioritizing best-in-class buildings that deliver prime locations, optimized performance, and an elevated workplace experience. As we kick off the new year, we remain dedicated to creating environments that help clients attract talent, support collaboration, and experience long-term success.”
The developer also expects to see substantial progress in the first half of this year on the retail in the new development.
Several previously announced tenants are on track to open this spring or summer, including Dogfish Head Alehouse, the Italian restaurant Grazie Nonna, Toastique, Yunnan by Potomac Noodle House, Livewell Animal Hospital and a second location for the Vienna eatery Clarity.
The newcomers will join Molly’s Dog Care, which opened at RTC Next in December 2024.
In addition to the two office towers, RTC Next is home to the Skymark apartments and the Marriott AC Hotel and Residence Inn. The development will eventually expand with a second phase approved by the Fairfax County Board of Supervisors in November, bringing even more office space, retail, housing and a site for a performing arts center.
