Home sales edged up slightly across Fairfax County, while average prices also were modestly higher year over year in July, according to new data.
A total of 1,148 properties went to closing last month, up 0.4% from the 1,144 transactions in July 2025, according to figures reported Aug. 11 by Bright MLS, the region’s multiple-listing service, based on figures from MarketStats by ShowingTime.
“The resilient Washington, D.C. area housing market has been fueled by active high-end buyers who are less rate and price sensitive. More moderate-income and first-time buyers are feeling the pinch from rising mortgage rates and economic uncertainty,” said Lisa Sturtevant, chief economist for Bright MLS.
That gap between the haves and have-nots may grow further in coming months, she said.
“Rates could rise further as we head into the fall, with slower-than-expected sales activity in the third quarter,” Sturtevant said.
The average sales price of all homes that went to closing countywide last month was $898,670, up 2.1% from a year before, with increases reported in two of the three segments of the market:
- The average sales price of single-family homes was $1,208,722, up 3.2%
- The average sales price of attached homes — townhouses, rowhouses and condominiums — was $569,659, down 0.2%
- The average sales price in the condo-only segment was $435,353, up 2%
All told, sales volume for the month stood at $1.031 billion, up 1.8% from a year before.
Homes that went to closing in July spent an average of 20 days on the market between listing and ratified sales contract, compared to 19 days a year before, and garnered 99.1% of the listing price, up from 98.7%.
At the end of the month, there were 2,035 properties listed for sale across the county, up 20% from a year before.
The number of pending sales at the end of the month was 1,049, up 2.1% from a year before.
Across the D.C. metro area, sales in July totaled 4,690, down slightly from a year before. Sales prices also were relatively flat.
Figures represent most, but not all, homes on the market. All July 2026 figures are preliminary and subject to revision.
Fairfax City sees sales decline
In Fairfax City, a total of 28 homes were sold this past July, compared to 34 transactions in July 2025, according to MarketStats by ShowingTime data.
The average sales overall price of $784,838, down 6.4% from a year ago, while the average sales price of a single-family detached home was $899,855,down 8.1%.
Total sales volume of $21.94 million was down 22.3%.
The total number of pending sales across the city at the end of the month was 16, a decline from 45 a year before.
Per-square-foot costs stable year-to-date
The average cost paid on a per-square-foot basis for Fairfax County real estate has seen little change from 2025, according to new figures.
For the first seven months of the year, Fairfax’s per-square-foot cost of $378 was up from $374 during the same period a year before, according to figures reported by MarketStats by ShowingTime.
The county ranked fifth among D.C.-area jurisdictions in per-square-foot costs for the year to date, behind:
- Falls Church: $524 (down from $529 a year before)
- Arlington: $514 (up from $506)
- Alexandria: $512 (up from $488)
- District of Columbia: $511 (down from $528)
In the City of Fairfax, the per-square-foot cost for the first seven months of the year was $364, up from $344 during the same period in 2025.
Among other jurisdictions, rates were:
- Montgomery County, Maryland: $332 (up from $330)
- Loudoun County: $304 (up from $300)
- Prince William County: $256 (down from $257)
- Prince George’s County: $245 (down from $251)
In July, the average per-square-foot cost for a home in Fairfax County was $375, up from $369 a year before. In the City of Fairfax, it was $345, down from $358.
