The amount of residential development on Villa Park Road in Springfield could see a boost if Fairfax County approves a proposal to increase the number of houses allowed in the area.

A community meeting is on the proposal is slated for April 17. The proposal, if approved, would increase the density allowed by the county’s comprehensive plan in the Springvale Community Planning Sector from 4-5 dwelling units to 8.5 dwelling units per acre.

As it seeks to convert the former Sheraton Tysons Hotel into housing, the developer of Tysons West has scaled down its intentions for a residential and retail building on the vacant neighboring lot.

In a new plan submitted to Fairfax County on Friday (March 31), JBG Smith proposes building a five to eight-story mid-rise with up to 265 dwelling units and 5,000 square feet of retail space, reducing the overall square footage to a maximum of 268,000.

The plan to redevelop Merrifield’s Pan Am Shopping Center has evolved since property owner Federal Realty submitted an initial proposal to Fairfax County last spring.

At a meeting last Thursday (March 23), the commissioners took a unanimous, preliminary vote to prioritize a review of the redevelopment of a 33-acre tree-lined site right off Chain Bridge Road in Oakton.
