Fairfax County bucked a regional trend downward by recording higher year-over-year home sales in January.

A total of 568 properties went to closing for the month, according to figures reported Feb. 10 by MarketStats by Showing Time. That’s up slightly — 1.4% — from the 560 transactions in January 2025.

Apartment hunters in Fairfax County are getting better deals than they did a year ago, with prices significantly discounted from the market peak last summer.

Median apartment rents in five major Fairfax corridors all showed declines in January compared to a year before, according to figures reported Jan. 28 by Apartment List. But all remained above the median rate for the D.C. metropolitan area of $2,116 for the month, price-wise.

BXP confirmed to FFXnow that it is selling the Signature apartments at 11850 Freedom Drive as part of a broader plan to hand off “select” land, residential and office properties and use the proceeds to fund new construction.

A total of 11,780 properties went to closing countywide last year, down 0.1% from 11,787 in 2024, according to figures reported Jan. 12 by MarketStats by ShowingTime.

Median apartment rents across Fairfax County showed a mix of increases and declines in 2025.

Median rental rates were higher at the end of the year than at the beginning in Annandale, Herndon and Reston, but they declined in Centreville, Fair Oaks, Fairfax and Tysons, according to data reported Dec. 31 by Apartment List.

The new year is expected to bring ongoing, but slower, increases in home prices across Fairfax County.

“The prices are going to continue to rise, but slightly, not nearly the rate of increase we’ve seen in other years,” said Terry Clower of the Center for Regional Analysis at George Mason University. “It’s not going to be as dramatic.”

The VY at Reston Heights apartment community has been rebranded The Point at Rise following its Dec. 11 sale to institutional fund manager Pantzer Properties.

Only 2.6% of D.C.-region home sales in the past year were listed for sale below the home’s previous sales price, according to data compiled by Zillow.

The average sales price of a single-family home countywide dipped 3.2% to $1,138,036, according to figures reported Dec. 10 by MarketStats by ShowingTime.

Two churches in Vienna have found a way to live together in harmony, while still staying true to their distinct religious identities.
