JW Marriott hotel and condos on track to launch at Reston Station this fall

Comstock Companies is nearing some significant milestones at Reston Row, the second phase of its Reston Station development near the Wiehle Metro station.

The developer expects to officially deliver the 1.6-million-square-foot district in the second half of 2025, starting with an anticipated fall launch for the new JW Marriott Reston Station Hotel and Residences, according to reported results for the second quarter of 2025, which were released last Thursday (Aug. 7).

The first JW Marriott project in Virginia, the combined hotel and condominium high-rise at 11350 Reston Station Blvd will consist of 247 hotel rooms, 94 residential units, and over 40,000 square feet of event and meeting space.

Hotel amenities will include three food and beverage options, an executive lounge, and a fitness center, while condo residents will have access to a 24/7 concierge, a private gym, a clubroom and a rooftop dog park, among other perks.

The condos are slated to begin delivery in September, which is also when the building will start hosting events. Condo pre-sales have generated $78 million so far, and the conference and event space “is already in high demand,” landing approximately $1.7 million in pre-sale contracts, Comstock says.

Per its website, JW Marriott is now accepting guest reservations for stays starting Oct. 15, but the hotel will open its doors in mid-September, according to Comstock.

With the release of its Q2 2025 financial report, which covered the three-month period from April through June, Comstock also shared that the new BLVD Haley apartment building is on track to start welcoming residents this fall, suggesting a possible October or November opening. The full 420 units won’t be delivered until the first quarter of 2026, though.

The second half of 2025 will bring more retail to Reston Row as well.

As previously reported, the bakery Tous les Jours hopes to open its doors at 1800 Reston Row Plaza, Suite 110, this August, and Comstock now says that the Japanese restaurant Noku Sushi is on track to open in the fourth quarter. Ebbitt House — a new American grill and seafood concept from the team behind the shuttered Clyde’s of Reston — is aiming to open in January to March of 2026.

Tous les Jours and Noku Sushi will both be on the ground floor of the 13-story office building at 1800 Reston Row Plaza, which was delivered in the first quarter of 2024, per Comstock’s report. A second 10-story office building was completed more recently at 1880 Reston Row Plaza.

According to Comstock, the buildings are both “in high-demand” as the only new trophy office space in Northern Virginia at the moment.

With the delivery of those properties, the only office space under construction this summer in all of Northern Virginia was a 35,000-square-foot building at One Loudoun off Route 7 in Sterling, the Washington Business Journal reported in early July. The long-vacant Tysons Central building, which was sold and rebranded as Boro Central earlier this year after struggling to attract tenants, also has available space.

Comstock has only confirmed one Reston Row office tenant so far, announcing in December that Inova 360° Concierge Medicine has leased 4,505 square feet at 1880 Reston Row Plaza for a primary care service. But the developer says discussions with other businesses are ongoing.

“Advanced negotiations with major tenants [are] underway to secure leases for significant square footage,” Comstock said.

As of June 30, Comstock’s 14 commercial buildings were 82% leased — a rate that would jump to 93% without counting the Reston Row buildings, according to its Q2 financial report. Its residential buildings — six properties totaling 1.8 million square feet or about 1,700 units — are 97% leased.

“The high quality assets we manage continue to be amongst the most sought-after in the D.C. region,” Comstock CEO and Chairman Christopher Clemente said in a press release.

He trumpeted the impending delivery of the Row at Reston Station as “a significant development milestone” that “will make what is already one of Virginia’s premier destinations even better.”

Reston Row is adding approximately 1.6 million square feet of mixed-use development to the original, 10-acre Reston Metro Plaza district, which consisted of 1.7 million square feet of office, retail, and residential space. Work on Reston Station’s third phase, the Midline district, is expected to begin later this year.
