A busy August at Tysons Corner Center is expected to spill over into the fall with a slew of store openings.
After welcoming the ear-piercing studio Studs earlier this month and the entertainment venue Level99, along with its paired restaurant Victory Brewing, yesterday (Monday), the mall offered an updated preview today of what to expect through October 2025.
“Tysons Corner Center’s newest openings and renovations build on a year of sustained momentum, underscoring our ability to consistently deliver a dynamic mix of retail, dining, and entertainment,” Jesse Benites, the mall’s director of property management, said. “With every addition, whether a national brand debut, a beloved retailer expansion, or a fresh experiential concept, the center strengthens its position as the region’s leading destination for shopping and lifestyle experiences.”
New stores
Newcomers slated to open in this year’s third quarter include the electric vehicle maker Rivian, artisan cookie shop Chip City and the shoe retailer Kizik.
Expected to open in September on the mall’s second level near Macy’s, Rivian’s 3,581-square-foot demonstration center will offer up-close looks at its “vehicles, software and accessories,” according to a press release. Customers will also be able to book demo drives, thanks to EV chargers recently installed in Tysons Corner Center’s parking garages.

The location will be the California-based company’s first in Northern Virginia, though it can be found right now in Richmond and Gaithersburg, Maryland. Rivian is also seeking to open a sales and service center in Sterling, where it leased a 42,000-square-foot warehouse earlier this year, the Washington Business Journal reported.
Specializing in electric trucks and SUVs, Rivian will give customers an alternative to the sedan-focused Lucid Motors, which opened a showroom at Tysons Corner Center in 2021. The mall also used to have a Tesla showroom, but that closed shortly after Lucid opened.
Chip City Cookies, as previously reported, will occupy the former Z Ice Cream and Pastries spot adjacent to Auntie Anne’s on the mall’s second floor.
“With 48 locations and a rotating menu of 105 flavors, Chip City is celebrated for its oversized, gooey cookies (about 4 inches, 5.5 ounces each). The brand also offers nationwide shipping and curated gift packages,” Tysons Corner Center said in its press release, though a more specific opening date remains to be determined.
The chain, which originally started in New York City, can currently be found in Arlington’s Clarendon and Shirlington neighborhoods.
Mall owner Macerich also doesn’t have an opening time frame for Kizik beyond that it’s expected in the third quarter of this year, but an application for an occupancy permit submitted to Fairfax County today suggests an opening is close.
The slip-in shoe company will occupy 1,654 square feet on the second floor near Macy’s, selling its “complete collection of men’s, women’s, and kids’ shoes in all sizes,” per the release. Though this will be Kizik’s first store in the D.C. region, its shoes can be found through DSW locations in Fair Lakes, Fairfax City, Bailey’s Crossroads and Springfield.
Relocations and renovations

In addition to adding brand-new retailers, Tysons Corner Center announced the impending completion of some renovations.
Downsizing from a two-story space that’s now being taken over by Zara, Gap will officially reopen in a smaller storefront on the first floor near Nordstrom tomorrow (Wednesday), a mall spokesperson told FFXnow.
“The space features dedicated zones for denim, khakis, fleece, and everyday essentials — Gap’s icons,” the press release said. “Highlights include the Denim Bar, which makes it easier than ever for shoppers to find the perfect fit and style, and a gallery area at the front of the store showcasing the latest brand campaigns and fashion collaborations.”
L’Occitane en Provence is also undergoing a remodel next to Venchi on the second floor across from Macy’s. Currently operating a temporary stall near Victoria’s Secret, the boutique beauty shop sells skincare, body care and fragrance products.
Though firm opening timelines haven’t been shared yet, construction is underway on a number of other renovations, including the aforementioned Zara relocation and an expanded Uniqlo. Shoppers can also expect to eventually see several new businesses, including the Clay Bowl, Skims, the Escape Game and Maggiano’s Little Italy, which is moving from Tysons Galleria.
