Construction underway on Flats at Tysons condos behind Patsy’s American

A new condominium development is taking shape in Tysons.

Site work began earlier this fall on the Flats at Tysons, which will replace an office building parking lot at 1953 Gallows Road with 86 one- and two-bedroom residences.

Fencing has been erected along Gallows Road, and excavators have started to turn over dirt on the 5.4-acre site, which is located right behind the Patsy’s American and Best Buns Bakery and Burgers building.

Vertical construction on the new condos will begin later this month, according to developer PulteGroup’s Mid-Atlantic Division.

“This distinctive development will introduce 86 upscale residences, thoughtfully designed with modern open floor plans, dens, and private balconies,” the company said in a statement to FFXnow.

According to PulteGroup’s webpage for the project, prices will start around $600,000 for the one-bedroom units and in the $800,000s for two-bedroom units. Interested prospective homeowners can sign up for a VIP list to receive updates.

Sales are currently expected to launch in the first quarter of 2026, with construction wrapping later that year, PulteGroup Mid-Atlantic says.

Approved by the Fairfax County Board of Supervisors on Dec. 6, 2022, the Flats at Tysons encountered some resistance during the rezoning process, as county staff and some nearby residents objected to the developer placing loading spaces on a street instead of inside the new buildings.

Pulte responded to concerns about the loading spaces impeding traffic by moving them off of Gallows Road and consolidating them into a single space on a planned private street within the development.

While some members remained unconvinced, the county planning commission and Board of Supervisors ultimately expressed hope that the development will bring new activity to a site that’s largely unused in evenings and on weekends.

In addition to introducing another housing option to Tysons, the project should deliver 17,000 square feet of publicly accessible park space as well as some streetscape and pedestrian amenity improvements, including sidewalks and crosswalks, as shown in the approved development plan.

The developer also committed to designating 15 of the homes as workforce or affordable dwelling units reserved for lower-income residents in accordance with the Tysons Comprehensive Plan.

“We are looking at an important addition for workforce development units and condominium units as well as a place for those who already live in this community, those who visit this community, those who work in this community … to spend time safely and enjoyably,” Providence District Supervisor Dalia Palchik said at the time of the vote.

According to PulteGroup, the park space will include an urban park and a pop-up plaza envisioned as a site for community markets and other events:

The 14,500-square-foot Urban Park will feature a stone garden, fire element, and interactive game stations including tetherball and ping-pong. A Pocket Park will offer lush landscaping and inviting seating areas, while the Pop-up Plaza will serve as a weekend destination for entertainment, such as community markets.  Public art installations throughout the site will be inspired by the elements: earth, air, wind, and fire.

“This project sets a new benchmark for upscale urban living in Tysons Corner, blending refined residential design with vibrant public spaces that foster connection and enrich the broader community,” PulteGroup Mid-Atlantic said.

The Flats at Tysons is now one of three residential developments under construction in Tysons, joining all-affordable projects near the Spring Hill and McLean Metro stations.

Recently renamed Indigo at McLean, the latter project from SCG Development celebrated the “topping out” of its first phase last month. The 231-unit apartment building will be accompanied by another 225 units being built on top of an existing three-level parking garage at 1750 Old Meadow Road.

A waitlist for eight two-bedroom apartments in the future development opened to applicants yesterday (Monday). The units are supported by the county’s Project Based Voucher Program, which provides rental assistance.

The Exchange at Spring Hill Station, which broke ground at 1592 Spring Hill Road in December 2023, is on track to deliver 516 apartment units and a community center on what was an auto dealership parking lot in 2027.
