Fairfax City’s first for-sale affordable dwelling units have officially become homes.

Residents have started moving into the designated units in the new Sutton Heights townhouse community at 3500 Pickett Road, developer EYA and the City of Fairfax announced today (Tuesday).

Little remains known regarding when the $101 million redevelopment of downtown Herndon will officially begin.

Comstock Companies, the Reston-based developer leading the project with the Town of Herndon, declined to provide information on the timeline of the delayed project, including an anticipated groundbreaking — even after the company recently submitted a revised site plan.

After more than a year-long pause, the redevelopment of downtown Herndon appears to be moving again.

Reston-based developer Comstock Companies has filed a revised site plan for the long-anticipated project, which will transform nearly 5 acres of land into a mixed-use community with 273 apartments and roughly 17,000 square feet of retail. A new arts center and a 726-space parking garage are also planned.

Construction on two-level garage condominiums near the Innovation Center Metro Station is well underway.

The site at 13570 Dulles Technology Drive — named Overlook at Dulles Tech — will be home to the neighborhood. It includes several pocket parks, a meditation area, a tot lot and an open lawn exercise area.

The development now under construction on Falls Church City’s former high school site has landed its first retail tenants.

Hoffman & Associates, the developer behind the nearly 10-acre West Falls neighborhood, announced yesterday (Thursday) that the restaurants SEOULSPICE, BurgerFi and Mason’s Famous Lobster Rolls will all open in fall 2024, along with the Spanish immersion preschool Tierra Encantada.

In the future, Fairfax County property owners planning to redevelop rental properties may be able to replace affordable housing units on-site with units in nearby locations.

Under drafted administrative guidelines, the county would only provide the option if it’s not “financially feasible” for the property owner to maintain the affordable units on the existing site.

Reston Association is asking Fairfax County to find ways to ensure that future development in Reston’s Transit Station Areas (TSAs) commit to joining the association.

In a statement to FFXnow, RA says more than 3,000 units in the TSA areas have been approved without a commitment to join RA.

(Updated at 7 p.m.) The Fairfax County Planning Commission gave its full support last week to a proposal to allow housing at Merrifield’s Pan Am Shopping Center, a key step toward transforming the strip mall into a mixed-use neighborhood.

The commission voted unanimously on July 27 to recommend that the Fairfax County Board of Supervisors amend the county’s comprehensive plan for the approximately 25-acre property southeast of Route 29 and Nutley Street, opening the door for up to 585 multifamily residential units and additional retail space.

The Fairfax County Board of Supervisors has agreed to let a planned office building near the Spring Hill Metro station become an apartment high-rise instead.

At a public hearing on July 25, the board unanimously approved American Real Estate Partners’ City House proposal, a move that both the county and developer hope will catalyze change in a largely dormant part of Tysons.
