The plan for a major residential neighborhood near the Innovation Center Metro station in the Herndon area is evolving.

But the tweak won’t be approved by the Fairfax County Planning Commission until April 24 at the earliest. With no discussion, the commission voted on Wednesday (Feb. 28) to defer a public hearing on an application to amend the development plan.

A plan to redevelop two vacant office buildings on Worldgate Drive in Herndon is barreling towards official approval.

At a meeting on Monday (Feb. 26), the Herndon Planning Commission unanimously approved the redevelopment plan for 13100 and 13150 Worldgate Drive.

The last of three preliminary rounds is set for March 9. Winners from each preliminary round — including two others that took place on Feb. 10 and this past Saturday (Feb. 24) — will compete in a final round on April 20. A wild card will also be selected.

Herndon Town Council members remain concerned by cut-through traffic and spillover from development in neighboring jurisdictions following a recently released traffic study.

At a town council meeting on Feb. 13, consultant Gorove Slade reported that cut-through traffic declined overall from 2019 to 2022, but several key intersections are operating beyond their capacity loads.

Building permits are still under review for the stalled redevelopment of downtown Herndon.

At a work session on Feb. 6, town manager Bill Ashton II said the town was still engaged in discussions with Comstock on the site plan process. At the time, Comstock had several items it was working on after town feedback.
