Sunrise of McLean Village has officially opened.

As anticipated, residents began moving into the new senior living community at 1515 Chain Bridge Road this week, following a ribbon-cutting ceremony on April 27, Sunrise Senior Living announced today (Wednesday).

Offices may no longer accompany an existing 10-story office building at Fair Lakes Circle.

Developer Grubb Properties Inc. wants Fairfax County’s permission to build a 400-unit apartment building at 12701 Fair Lakes Circle, currently the site of an office building known as Argon Plaza. The proposal replaces plans calling for a second office building on the parking lot that date back to 2005, according to the Washington Business Journal.

Some more construction could be in store for the southwest corner of Chain Bridge Road and Tennyson Drive in McLean.

The owner of the McLean Professional Park is seeking to replace six buildings in the office complex with a five-story, 104-unit multifamily residential building, according to a rezoning application submitted to Fairfax County on Monday (April 17).


Countywide

Fairfax County’s population growth has slowed to a crawl, and it’s unclear if that’s a temporary result of the pandemic or a more permanent trend.

The newly published 2022 Demographic Report indicates that the county’s population has slowed since 2020. It decreased in 2021 for the first time since 1840, though 2022 saw a slight rebound from that — an increase of a fraction of a percent.

Network Realty Partners is seeking to redevelop a trio of office buildings in Oakton into a residential development.

In an April 3 application, the Arlington-based company is seeking Fairfax County’s permission to demolish three mostly vacant office buildings in Redwood Plaza (10600 Arrowhead Drive) and turn the property into a 268-unit residential development.

The amount of residential development on Villa Park Road in Springfield could see a boost if Fairfax County approves a proposal to increase the number of houses allowed in the area.

A community meeting is on the proposal is slated for April 17. The proposal, if approved, would increase the density allowed by the county’s comprehensive plan in the Springvale Community Planning Sector from 4-5 dwelling units to 8.5 dwelling units per acre.

(Updated at noon on 3/31/2023) The Fairfax County Planning Commission has indicated it will support the possibility of redeveloping the AT&T campus in Oakton, but many residents remain concerned about increased density and traffic.

At a meeting last Thursday (March 23), the commissioners took a unanimous, preliminary vote to prioritize a review of the redevelopment of a 33-acre tree-lined site right off Chain Bridge Road in Oakton.

A new rental community for older adults has officially opened its doors in Herndon.

Brightview Senior Living opened its 46th community at Dulles Corner (13700 Magna Way) this month. The 196-unit apartment building is part of a project with a library, fitness studios, pub, movie theater, salon and art studio, along with an outdoor garden area with a covered porch.


Countywide

The Fairfax County Board of Supervisors approved a new policy last week that could offer incentives to developers to replace the affordable housing lost to new development.

The new policy wouldn’t just require a one-to-one replacement of units set aside as affordable — known as committed affordable units — but would incentivize the replacement of those that were naturally affordable — meaning market-rate affordable.

The residential building coming to 6707 Old Dominion Drive will be modest — at least compared to the high-rises going up in Tysons to the south — but it has already altered the future of downtown McLean.

Contractor Trinity Group Construction anticipates beginning work next week on the nine-story, 44-unit project, which will replace the parking lot behind a three-story office building whose current tenants include Chipotle and Fresh Baguette.
